You’ve finally gathered the siblings, signed the Extrajudicial Settlement (EJS), and figured out the newspaper publication details. You might think the hardest part is behind you, but there is one massive gatekeeper you still have to pass before the property can officially be transferred to your names: the Bureau of Internal Revenue (BIR) . To change the name on a land title, the Registry of Deeds will strictly demand an eCAR (Electronic Certificate Authorizing Registration) . Think of the eCAR as your official "tax clearance" proving that the government has received its fair share of estate taxes. VOLUNTARY TITLE STANDARDIZATION PROGRAM OF LAND REGISTRATION AUTHORITY (LRA)

What is Voluntary Title Standardization (VTS) Program?

This is LRA's project, computerizing titles they have on files. Per LRA, this project will make on-line information on titles current, complete and accurate, security and integrity of records is maintain and timely detection and identification of fake land titles.

For a detailed understanding of the program, I am providing the link from LRA's website:

https://lra.gov.ph/voluntary-title-standardization-vts-program/

I am also interested on converting our Owner's Transfer Certificate of Title to "eTitle" so I inquired and was able to secure a form to be filled up upon application. Click the link below, for your reference:

Petition for VTS form

Further, I asked how much will I pay for the eTitle conversion, and that it would be around P1,000.00 plus.

So, this form needs to be filled up, signed and notarized, then bring this to the Registry of Deeds, together with the Owner's Transfer Certificate of Title, because we need to surrender it to convert to eTitle. Don't forget to bring your ID and a photocopy of it.

Remember, this is not mandatory, you can go for eTitle conversion, but it's just fine to just maintain your manual title, the Owner's Transfer Certificate of Title which you are currently holding.

Finally, I hope I am able to share with you some useful information.

God Bless Everyone!🙏❤️
