Pag ibig Loan Filing Part 2

To continue, I've told you in my previous blog that Pag ibig told us to submit additional requirements because upon checking, our lot didn't close, the boundaries. 

Additional Requirements Required from us:

1. lot data computation
2. certified technical description
 
We can get these from DENR REGION 4A since we are from Rizal. The process is, get Lot Data Computation and Approved plan from DENR LOS BANOS. Bring them to DENR CALAMBA so you can request for a Certified Technical Description of the lot.

So, March 4, 2024, we submitted our request for lot data computation and approved plan from DENR LOS BANOS. We were told, the line was long so our schedule to pick them up was March 19, 2024. We let one day passed, to make sure, the documents are available. 

March 20, 2024, we came to get the Lot Data Computation and the approved plan. The fee was ₱50 per document, ₱100 if you want it certified.

DENR CALAMBA

From DENR LOS BANOS, we brought the Lot Data Computation and approved plan, plus Certified True Copy of Title to DENR CALAMBA. It's along SLEX, Mayapa, Calamba, Laguna. With these documents, we submitted our request for a Certified Technical Description.

Same with DENR LOS BANOS, the line was long, in fact, really longer. Our schedule to pick it up was May 13, 2024. One month and three weeks from our date of request๐Ÿ˜Œ. The fee was very minimal, I think that was only ₱100.

May 13, we came to get our request. Signature lacking , so we waited until past 2pm for the signatory to arrive. Good thing! we were still able to catch up with Pag ibig Mandaluyong's office hour. We were able to submit same day, May 13, 2024, the additional requirements. However, it was past deadline so we refiled and pay another ₱1k๐Ÿ˜Œ

LOAN APPROVAL


After eighteen days, we received an email advising the loan was approved.  We went to Pag ibig Mandaluyong to get the following:

1.  Notice of Approval
2.  Promissory Note 
3.  Mortgage Contract Agreement


However, we were told that there is an equity infusion. This means we have to start the renovation of the house using our own funds equal to 30% of the total cost, or P700k.

This amount was arrived from these details:

1. Loanable amount of borrower P3M
2. Total amount of house renovation P2.2M
3.  Amount borrower wants to loan P1.5M

So, the lowest of the three is the approved loan amount which is P1.5M.  The difference between total amount of house renovation and amount borrower wants to loan is P700k, it is the equity infusion required by Pag ibig.

It's not really P700k per receipts, as they won't ask you the total amount of materials you have used and purchased. They would base on percentage of accomplishments per their appraisal,  once you are ready to request for one.

Right now, we are in the process of completing the 30% equity infusion. Last week, we requested an appraisal per advise of the contractor/foreman and guidance of our civil engineer who signed the house plans. 


I will update you again on our Part 3, once Pag ibig is done appraising our percentage of accomplishment for the 1st 30%.

I will also give you details on how we processed and worked on the annotation of the following:

1.  Mortgage Agreement
2.   Special Power of Attorney
3.  Affidavit of discrepancy

Right now, these documents are on process for annotation and registration at the Registry of Deeds. I will give you details on how we processed all of these in my next blog, Part 3 of  Pag ibig Loan Filing.
