Today is November 1, 2022, a Tuesday and it's All Saints Day, a day to remember the saints who had lived exemplary life while still here on earth. It is a teaching from our church to celebrate November 1 as a day to remember the saints and November 2 for the souls of people who have already departed. It's important to celebrate these days as a great reminder that once we had these people with us and we shared everything in life with them. To remember them by offering prayers and doing good deeds by imitating the simplicity and goodness of a saint's life when still on earth. That would be a great way to honor them. Deed of Sale of Unsegregated Portion of Land

Contents: The process we did Deed of Sale part of the process: The title process with the Registry of Deeds Magandang araw! Another real estate process I encountered was the sale of unsegregated portion of land. A portion only was bought by the buyer and the owner of the land agreed to the offer of the buyer to buy just a portion of the lot. There was meeting of the minds since both parties agreed, hence the sale transaction was perfected. The process we did: We hired a licensed geodetic engineer to survey, relocate and subdivide the lot. The goal was to cut a portion from the mother titled lot, and there will be two resulting lots, the portion subject of this sale and the remaining lot which will remain under the original owner's name. The fee was per resulting lot, which was P10,000.00 per resulting lot at that time or P20,000.00. Affidavit of Loss

Magandang araw!  There are times when we lost important things or documents in our everyday life. We may be are too busy and we tend to forget where we put things inside the house or anywhere outside. In this case, for important things or papers, we may need to have an Affidavit of Loss prepared and notarized by a lawyer. This happened to us. We were about to claim the eCAR from BIR on one of the sale processes that I worked on in the past. We were already at the BIR office when we realized the claim stab was missing. The BIR releasing staff told us to submit an affidavit of loss. It was hard looking for a law office near BIR, but was able to find one more or less five kilometers away. That was tough and burdensome.    So as a friendly reminder to everyone, make sure you have your claim stub before proceeding to BIR to claim your eCAR. VOLUNTARY TITLE STANDARDIZATION PROGRAM OF LAND REGISTRATION AUTHORITY (LRA)

What is Voluntary Title Standardization (VTS) Program? This is LRA's project, computerizing titles they have on files. Per LRA, this project will make on-line information on titles current, complete and accurate, security and integrity of records is maintain and timely detection and identification of fake land titles.
