A screen shot of the ongoing renovation GOOD MORNING❤️ To continue, I've told you in my previous blog that Pag ibig told us to submit additional requirements because upon checking, our lot didn't close, the boundaries.  Additional Requirements Required from us: 1. lot data computation 2. certified technical description   We can get these from DENR REGION 4A since we are from Rizal. The process is, get Lot Data Computation and Approved plan from DENR LOS BANOS. Bring them to DENR CALAMBA so you can request for a Certified Technical Description of the lot. So, March 4, 2024, we submitted our request for lot data computation and approved plan from DENR LOS BANOS. We were told, the line was long so our schedule to pick them up was March 19, 2024. We let one day passed, to make sure, the documents are available.  March 20, 2024, we came to get the Lot Data Computation and the approved plan. Affidavit of Loss

 There are times when we lost important things or documents in our everyday life. We may be are too busy and we tend to forget where we put things inside the house or anywhere outside. In this case, for important things or papers, we may need to have an Affidavit of Loss prepared and notarized by a lawyer.

This happened to us. We were about to claim the eCAR from BIR on one of the sale processes that I worked on in the past. We were already at the BIR office when we realized the claim stab was missing. The BIR releasing staff told us to submit an affidavit of loss. It was hard looking for a law office near BIR, but was able to find one more or less five kilometers away. That was tough and burdensome.   

So as a friendly reminder to everyone, make sure you have your claim stub before proceeding to BIR to claim your eCAR. They won't settle for a scanned copy or a photocopy of the claim stub, in case you have them before it got lost. That's exactly what happened in our case. Only an Affidavit of Loss will be accepted by BIR in place of the lost claim stub.

This is the 4th part of the Extra Judicial Settlement of Estate that I am currently working on.  Today, I would share the details when I presented the documents to the BIR ONETT team for evaluation and tax computation. Word/point to know- Decedent - the one who passed away and giving on the pamana via the Extra Judicial Settlement of Estate. Estate Tax Amnesty is extended for another 2 years or up to June 14, 2023, per information from BIR. Current news also stated that Senate has approved Senate Bill No. 2208 which sought to amend RA No. 11213 or the Tax Amnesty Act by extending the application period to June 14, 2023. Deed of Partition

Good day to everyone! My wishes of good health and wellness to all. Today I would share the experience I had with regard to partitioning a titled lot. Two friends of mine decided to buy a 256 sqm corner lot in a subdivision. It was titled, real estate taxes were updated and the location was for them perfect. However, the intention was to subdivide the lot and for them to get separate titles in their name for each of the resulting lot. Anyway, corner lots are great to subdivide.
