Pagibig Housing Loan Filing and Requirements

I am currently working on filing a housing loan with Pagibig. I have screened shot the Pagibig website above for your reference.

Sharing the processes I took as I go along, might be of help in case you decide to apply one as well. But before anything else, you should be aware what are the requirements needed to file a housing loan with Pagibig.

Requirements needed

1. Title to the property to be loaned, It must be in your name. If it is in your parents' name, they must give you notarized authorization. Anyway, you can have the form from the Pagibig website. If you are going to go to their website you will be given instructions;
 
2. Updated tax declaration of the lot. If it is for a renovation of an existing house, you will also provide the tax declaration of the house;

3. Updated tax receipt of the house and lot;

4. House plans duly signed by a licensed civil engineer/architect, sanitary/plumbing engineer and electrical engineer;

5. Updated Bill of Materials and Specifications;

6. Building Permit;

7. Identification cards (applicant and owner of lot)
With three original signatures on the xeroxed copies;
 
8. Special Power of Attorney from the lot owner authorizing the applicant to use the property as collateral for the loan;

9. Birth Certificate (PSA) of the applicant, Marriage Contract if married;


These are the basic requirements, refer to their checklist for any other, depending on your case.

The Filing of Loan Process 

On the Pagibig website, we filled up an application for a home renovation loan.  After almost a week, we received an email giving instructions on how to proceed.


We were advised to submit xeroxed copies of the requirements on their checklist. We were also told to pay P1000 processing fee.

Since we have already all the requirements, we prepared everything last year, 2023, we proceeded to Pagibig Shaw Blvd office. That's where lot and housing loans are accepted and processed. 

We got a number from the information desk and waited to be called. It was very organized, a lot of windows were there to assist the loan applicants. Kudos to Pagibig for that! 

Then, when it was our turn, the staff assisting us check our documents one by one. She noted that the tax declarations are not yet in our names. We were advised to have them transferred to our names to be able to proceed with the loan application.


Working on the Tax Declaration and Filing of Loan

We worked on the transfer of tax declaration at our local assessor's office. Once done, we went back to Pagibig Shaw Blvd and submitted all the requirements. We then paid the P2000 appraisal fee. All in all, we paid P3000 for the loan filing with Pagibig.

We were told to expect the inspection of the property in 2 to 3 working days. And that approval of the loan would take 20 days to process. That includes the 3 days appraisal/inspection period.


Ongoing..........

So the inspection/appraisal of the property was done last week. We are now waiting for the loan approval in 20 working days time.

February 24, 2024 UPDATE: 

Per Pag-ibig appraiser, lot boundaries didn't close. We were required to submit approved technical description. 

So we were directed to PENRO regional office for 4-A CALABARZON, in Calamba, Laguna for the approved technical description and lot data plotting computation. No online request, we need to go there to submit the request, come back after 3 to 4 days for the result. Their process is very manual per staff, so this is quite tough for the researcher and for us the client. Very far to travel, so time consuming and costly. But there's no other way, so be it!
